Crawl Space Mold & Moisture Problems
Surface growth under a house is a moisture indicator. Removing what you can see without changing the conditions that produced it simply resets the timeline.

Where the moisture comes from
- Exposed soil. Bare ground releases vapor continuously, which is why a sealed vapor barrier is usually step one.
- Humid outside air. Warm, humid air entering through foundation vents meets cooler surfaces under the house and raises relative humidity instead of lowering it.
- Condensation. Duct exteriors, cold water lines and masonry piers reach dew point in summer, so liquid water forms on surfaces well away from any leak.
- Water intrusion. Runoff or seepage wets soil and keeps humidity elevated for weeks — see wet crawl space repair.
- Standing water. An open water surface evaporates into the crawl space continuously.
What sustained moisture does to wood
When wood moisture content stays elevated, decay fungi can become active and wood loses strength over time. Insulation absorbs moisture and falls away from the subfloor, subfloor sheathing can delaminate, and framing connections corrode. Odors travel upward through floor penetrations, which is why many homeowners notice the crawl space from inside the house first.

How conditions are corrected
The sequence is consistent, even though the scope varies by home:
- Stop water entry with exterior corrections and drainage, plus a sump pump where required
- Remove debris and moisture-holding insulation, and treat affected surfaces where appropriate
- Seal the ground and openings with encapsulation
- Hold humidity down with a sized dehumidifier
- Address wood that has already lost strength through structural repair
Verification matters as much as the work. Humidity readings after the system is running are what demonstrate the crawl space has actually changed.
