How water gets under a house

In South Carolina, four patterns account for most wet crawl spaces:

• Runoff entering at the perimeter. Downspouts discharging at the foundation, hardscape draining toward the house, or grading that fell over the years.
• Seepage through foundation walls. Saturated exterior soil pushes water through block joints and at the wall–footing junction.
• A high water table. Common in low-lying Lowcountry and Grand Strand neighborhoods, where water rises into low spots rather than entering from the side.
• Plumbing and HVAC. Supply leaks, drain leaks and condensate lines that discharge into the crawl space instead of outside.

Why it matters even after the water dries

Each wetting cycle raises humidity for weeks, keeps wood moisture elevated, and gives surface growth time to establish on joists and subfloor. Repeated cycles are what turn a drainage nuisance into a moisture and wood problem and eventually into floor movement.

What to check before calling anyone

• Where every downspout terminates, and whether extensions have come apart
• Whether soil slopes away from the foundation for the first several feet
• Whether the water appears only after rain, or is present in dry weather too
• Whether the water is clear and localized, which can suggest a plumbing source
• Whether the crawl space access door or vents sit at or below grade

Repairs that address each source

Runoff and seepage are handled with exterior corrections plus interior drainage. Where there is no gravity outlet, drainage terminates at a sump pump. Once water has a controlled path out, the space is sealed with encapsulation and dried with a dehumidifier. Plumbing sources are corrected first — no drainage system should be sized around a leak.
