Where crawl space water comes from

• Surface runoff. Roof water discharging beside the foundation, or grading that slopes toward the house, pushes water straight to the crawl space perimeter.
• Foundation wall seepage. Block and masonry walls allow water through mortar joints and at the wall–footing junction when soil outside stays saturated.
• Groundwater. In parts of the Lowcountry and Grand Strand, the seasonal water table can sit close to crawl space grade, so water rises into low areas rather than entering from the side.
• Plumbing leaks and HVAC condensate. Small, continuous sources that mimic a drainage problem and are easy to miss without looking.

Exterior water management

Downspout extensions, corrected discharge points and improved grading are the cheapest, highest-return steps in many homes. If they are not addressed, interior systems simply handle more water than necessary.

Interior drainage

A perimeter or targeted interior drain — trenched below crawl space grade, set in washed stone with drainage pipe — intercepts water before it spreads across the soil and routes it to a low point.

Sump pump integration

Where the site does not allow gravity drainage to daylight, the drain terminates at a sealed basin with a pump and a discharge line routed away from the foundation. See crawl space sump pump installation.

Liner and humidity control after water is handled

Once water has a controlled path out, the space is sealed and dried. That is where encapsulation and a dehumidifier belong in the sequence.

Regional notes

Coastal and Grand Strand homes often deal with high water tables and heavy rainfall events, which favors drainage plus pumping capacity. Upstate homes more often deal with clay soils holding water against the foundation, where exterior water management and perimeter interception carry more weight. Midlands and Pee Dee homes commonly sit on flat lots where discharge routing is the limiting factor.
