Components that are commonly involved

Floor joists

Joists sit closest to the subfloor and often show damage first at the ends, where they bear on a sill or beam and where moisture tends to concentrate. Where a joist has lost section, repair options include sistering new material alongside it or replacing the affected length.

Beams and girders

Beams carry multiple joists, so deterioration here affects a larger area of floor. Built-up wood beams can delaminate or crush at bearing points; repairs range from reinforcement to replacement of a span.

Posts and piers

Wood posts in direct contact with damp soil are a frequent failure point. Repairs typically involve proper footings, treated or non-wood posts, and correct bearing at the beam. Adjustable steel supports are used where load paths and footings allow.

Sill plates and rim framing

Sill plates sit on masonry and take on moisture from both sides. Damage here often accompanies long-term crawl space humidity or exterior water entry.

How moisture leads to structural work

Wood does not decay because it is old; it decays because it stays wet. Sustained elevated moisture supports decay fungi, which soften wood fibers and reduce load capacity. That is why structural repairs are usually paired with water management and encapsulation. Repairing framing while leaving the crawl space wet restarts the same clock.
